An online auction platform has put up for bid an “exceptional rural estate” located in Benigembla, in the heart of the Costa Blanca. According to a statement from the company, the property “represents a unique opportunity for investors interested in large-scale assets, with long-term vision and potential for projects related to agriculture, hunting, heritage, or rural tourism.”
A rare opportunity for large-scale investment
The estate comprises nine independent registered plots, covering a total of approximately 1,111 hectares (around 11.1 million m²). “An exceptional size in the context of the national rural market, allowing for differentiated and scalable developments,” added eactivos.com, the auctioning entity.
Even more striking is the fact that Benigembla itself covers 18.5 km², or 1,850 hectares. This means that more than half of the municipality—around 60%—is up for sale.
Permitted uses under current regulations
Under current urban planning regulations (Article 75), in addition to works required for infrastructure and public services, the following uses and developments may be authorised on this type of land, subject to administrative approval:
Detached family homes
- Storage linked to agricultural activities
- Facilities for agricultural or hunting purposes
- Quarry operations or extraction of aggregates and soil
- Road-related services
Location combines privacy and convenience
Situated in a natural area of high scenic value, the statement emphasises the property’s proximity to “first-class tourist and residential centres” such as Dénia, Xàbia, Altea, Calp, and Benidorm, “combining privacy, natural surroundings, and closeness to the Mediterranean coast.”
The platform also highlights the strengths of the region: “La Marina Alta has become one of the most dynamic areas of the Mediterranean arc, with growing demand for sustainable projects, experiential tourism, heritage investment, and land conservation. The location of this asset strengthens its strategic appeal for institutional investors, family offices, and specialised developers.”
Investment potential and valuation
This regulatory framework provides the estate “with significant flexibility for productive and heritage uses, enhancing its investment appeal.” The property is valued at €9,686,731.
How the auction works
Bids can be submitted until 12:00pm on 20 February via eactivos.com. Anyone can participate after registering on the platform, which requires a valid phone number to receive a confirmation SMS. Once registered, participants can submit bids higher than the starting price. Bidding on behalf of someone else is also permitted.
To place a bid, a deposit of €25,000 must be made, which is fully refunded at the end of the auction.
Why so many rural estates in Benigembla and the Costa Blanca
The abundance of rural properties in Benigembla and across the Costa Blanca is largely a result of historical land use and geography. Many of these areas were traditionally agricultural, with small villages surrounded by farmland, orchards, and vineyards. Over the decades, some of these plots have remained in private hands, while others have been consolidated into larger estates, creating opportunities for investors and developers.
Additionally, the Costa Blanca’s scenic inland areas offer a natural buffer from the busy coastal towns, making them ideal for privacy, agriculture, and leisure projects. The combination of mountainous terrain, fertile valleys, and a mild Mediterranean climate has historically encouraged the establishment of farmhouses, hunting estates, and country homes, which now form a significant portion of the region’s real estate market.
