Although property prices are rising, which may slow down some real estate transactions, the luxury market continues to thrive, particularly in Catalonia. But where are the highest concentrations of high-end homes and which foreign investors are most active in the region?

Barcelona, the Costa Brava and towns near the Catalan capital remain the most attractive areas in this sector. According to Elizabeth Hernández, partner and director of Valords, exclusive neighbourhoods in Barcelona such as Pedralbes, Sarrià-Sant Gervasi and L’Eixample, along with nearby towns like Sitges, Gavà, Castelldefels and Maresme, continue to be in high demand, “especially properties facing the sea or offering panoramic views.”

In recent years, areas along the Costa Brava, particularly in Baix Empordà, have grown in popularity due to their natural beauty and lower levels of development compared to other regions. Notable Costa Brava destinations include picturesque towns such as S’Agaró, Begur, Llafranc and Calella de Palafrugell.

The most exclusive houses on the Catalan coast

Activum Real Estate highlights Girona as one of the most exclusive areas along the Catalan coast, featuring iconic destinations that epitomise luxury and prestige. Sant Feliu de Guíxols, for example, tops the list for the most expensive flats on the Costa Brava, with prices reaching €1,236,620 for a 160 m² flat.

Castell-Platja d’Aro remains one of the most sought-after locations due to its prime location, vibrant entertainment scene and stunning beaches, offering 101 m² flats priced at around €1,150,000. Lloret de Mar also stands out, with prices around €850,000 for a 132 m² flat.

In the new-build market, Activum reveals that Calonge has the highest prices for a new flat on the Costa Brava, with a 77 m² property costing €728,000.

Sitges, meanwhile, offers 95 m² properties starting at €1,190,000, reinforcing its position as one of the most desirable destinations. Badalona also attracts attention, with 90 m² properties starting at €875,000.

On the Costa Dorada, Salou tops the list for the most expensive flats in the area, with 80 m² homes priced at €850,000.

Seaside properties are gaining ground in Barcelona

Barcelona remains one of the most sought-after destinations for exclusive residences. Neighbourhoods such as Pedralbes, Sarrià-Sant Gervasi and l’Eixample are particularly valued in the luxury market, along with properties offering sea proximity or panoramic views.

According to Valords experts, buyers are often drawn to homes that provide views of key city landmarks, such as the Sagrada Familia, the Cathedral, Casa Batlló, Tibidabo or the Mediterranean Sea. “Prices in these areas vary depending on the property type, but overall they remain among the highest in the city’s luxury real estate market.”

Americans, within the luxury sector in Catalonia

Among international buyers of luxury homes in the region, North Americans are prominent, driven by the favourable dollar-to-euro exchange rate. “There is also a strong presence of South American and Asian buyers, drawn by the security and stability of Spain, particularly in Catalonia,” notes Elizabeth Hernández, partner and director of Valords. French, British, German and Dutch buyers are also well represented in this market segment.

In Barcelona, these buyers primarily seek spacious family homes in neighbourhoods like Pedralbes, Sarrià, Galvany and l’Eixample, with properties ranging from 150 to 250 m², featuring three or more bedrooms, a terrace and parking.

Along the coast, they tend to favour second homes offering exclusivity, privacy and stunning views, with a strong preference for amenities such as private security.

Growth in the luxury sector

The sector is expected to sustain its positive trajectory from 2023 into 2024. Despite ongoing price increases, Hernández predicts that luxury properties will continue to grow at a moderate pace.

“This growth is driven by strong demand and a limited supply of high-end properties in prime Catalonian locations, such as Barcelona and the Costa Brava,” she explains.
