While much of Spain’s property market is heading into sky-high territory, one little-known village in the province of Valencia is quietly going in the opposite direction, and it’s turning heads for all the right reasons.
Ayora: the cheapest place to buy a home near Valencia
About an hour and a half from the city of Valencia, Ayora is offering something that’s become rare these days: big houses at small prices. According to property site Idealista, the average price per square metre here is just €544, which means you could pick up a 100m² home for under €55,000.
To put that in perspective, in Valencia city you’re looking at nearly €3,000 per square metre, and even in smaller towns like L’Eliana or Canet d’En Berenguer, prices are more than four times higher than in Ayora.
So why is it so cheap? Well, prices have dropped by 8% in the past year, while most of the country is seeing the opposite. It’s one of the few places where the property market seems to be giving buyers a bit of a break.
Affordable property hotspots in Valencia you might’ve missed
Ayora isn’t the only spot in the Valencia region where you can still get a bargain. Towns like Mogente, Villanueva de Castellón, Enguera and Bocairent all have average prices well under €700 per square metre.
They might not have beaches or luxury shops, but what they do offer is space, peace and the kind of charm that’s hard to find in crowded cities. And for people who’ve had enough of city rent or are looking to relocate somewhere quieter — whether to live or to invest — they’re starting to look pretty appealing.
Are Spain’s rural towns the next property investment hotspot?
Spain’s smaller towns have often been overlooked, seen as too rural, too far from the action. But as more people work remotely, downsize or just look for a better quality of life, places like Ayora are getting a second look.
Of course, not everyone’s ready to pack up and leave the city. But if the idea of owning a proper home for the price of a city parking space sounds tempting, Ayora might just be worth the drive.
